我国房地产的高速发展促使其成为国民经济中的支柱产业,同时它具有很强的扩散效应能够直接或者间接影响着关联产业的发展。从某种意义上来说,房地产业已经成为了中国经济大厦的一根擎天柱,它的健康发展不仅仅是一个经济问题,而且也是一个社会问题。房地产市场作为房地产业的一个载体是市场经济体系的一个重要组成部分。本文通过论述房地产市场中市场机制自身存在问题,由于供给垄断、外部性、信息不对称等原因造成了市场失灵,近几年来我国政府宏观调控的措施和绩效,以及政府作用无效原因和措施,认为必须要将二者结合相互补充,这样才能促进我国房地产业持续健康发展。
The rapid development of real estate in our country has made it become a pillar industry in the national economy. At the same time, its strong diffusion effect can directly or indirectly affect the development of related industries. In a sense, the real estate industry has become an Optimus Prime of China’s economic building. Its healthy development is not only an economic issue but also a social issue. The real estate market as a carrier of the real estate industry is an important part of the market economy. In this paper, we discuss the problems of the market mechanism in the real estate market, the market failure due to supply monopoly, externalities and information asymmetry. In the recent years, the measures and performance of our government macro-control and the reasons and measures for the government’s invalidation are: We must combine the two to complement each other, so as to promote the sustained and healthy development of China’s real estate industry.
