本文对天津市高层住宅的物质条件,精神生活、管理方式以及住户总体评价作了定性与定量分析。在分析住宅综合造价及其与高层住宅比例和土地开发费关系的基础上,研究了高层住宅合理比例及其确定方法。文章还分别对天津市新建小区和旧城改造小区高层住宅比例问题进行了讨论并提出了建议。
This article makes a qualitative and quantitative analysis of the material conditions, spiritual life, management methods and overall evaluation of tenants in high-rise residential buildings in Tianjin. Based on the analysis of the relationship between the comprehensive housing cost and the proportion of high-rise housing and land development fees, the rational proportion of high-rise residential buildings and their determination methods were studied. The article also discussed the issue of the proportion of high-rise residential buildings in the newly built communities in Tianjin and the transformation areas in the Old City and put forward recommendations.
