运用SPSS展开了河南省住宅商品房平均价格与宏观经济、供需关系之间的定性定量研究。通过建立的多元线性回归模型,说明房地产开发企业国内贷款和城镇居民人均可支配收入是影响房地产价格的两个最重要因素。要保证河南省房地产市场的持续稳定健康发展,必须优化房地产金融市场体系,完善收入分配政策,并引导资金向实体经济上投入。
The use of SPSS launched in Henan Province, the average price of residential real estate and macroeconomic, supply and demand of qualitative and quantitative research. Through the established multiple linear regression model, it shows that the domestic loans of real estate development enterprises and per capita disposable income of urban residents are the two most important factors affecting the real estate prices. To ensure the sustained, steady and healthy development of the real estate market in Henan Province, we must optimize the real estate financial market system, improve the income distribution policy, and guide the funds to invest in the real economy.
