随着全球金融危机在国内的扩散,长江三角洲地区已经明显感觉到经济减速带来的压力。2008年第四季度,当笔者在苏州、南京和上海周边调研时,看到部分楼盘已经处于停工状态。年底,中央政府连续出台扩张性的财政政策和货币政策,降低税费、减免房地产交易成本,意在解冻房地产市场,客观上也为房地产企业降低了融资成本,或将缓解其压力。
With the spread of the global financial crisis in the country, the Yangtze River Delta region has obviously felt the pressure caused by the economic slowdown. In the fourth quarter of 2008, when I surveyed the surrounding areas of Suzhou, Nanjing and Shanghai, I saw that some real estate was suspended. At the end of the year, the central government has successively introduced expansive fiscal and monetary policies, reduced taxes and fees, reduced the transaction costs of real estate, and aimed at defusing the real estate market. This objective has also lowered the financing costs for real estate enterprises or will ease their pressure.
