我国房地产融资渠道严重依赖于银行体系的现状是近年来社会界一直关注的一个核心问题。国内房地产融资结构属于银行贷款型。国内金融市场结构以及不同房地产经营方式决定贷款依赖型资产结构的合理性。根据政府政策目的,未来的房地产融资体系具体有五个特点:融资渠道多元化、价格指标市场化、产品形式证券化、收益风险对称化。
The current situation that the real estate financing channel in our country depends heavily on the banking system has been a core issue that the social circles have been paying attention to in recent years. Domestic real estate financing structure is a bank loan type. The structure of domestic financial markets and different modes of real estate management determine the rationality of loan-dependent asset structure. According to the purpose of government policy, the future real estate financing system has five specific features: diversification of financing channels, market-based price indicators, product securitization, and symmetrical return risk.
