本文在总结和梳理重复交易法相关理论和方法的基础上,利用配对的方法匹配基期和报告期的同质可比样本,并利用类重复交易法编制住房价格指数。最后,基于湖北省襄阳市、宜昌市各商业银行的按揭住房的相关信息,对按揭住房价格指数的编制进行了探索和实践,结果发现类重复交易法编制的房价指数可以有效地反映购房者心理预期,编制效果比均价对比法、楼盘均价法、楼栋均价法的结果更佳,且相对于国家统计局公布的数据也更能真实地反映当地的实际。
On the basis of summarizing and combing the related theories and methods of the repeated transaction method, this paper uses the matching method to match the homogeneous and comparable samples in the base period and the reporting period, and uses the class repeat transaction method to make the housing price index. Finally, based on the relevant information of mortgage houses of commercial banks in Xiangyang City and Yichang City of Hubei Province, this paper explores and practices the establishment of the mortgage housing price index. It is found that the price index compiled by the class repeat transaction method can effectively reflect the psychology of homebuyers It is expected that the compilation effect will be better than the average price comparison method, the average real estate price method and the average building price method, and will reflect the actual situation more realistically in comparison with the data released by the National Bureau of Statistics.
