近些年,我国房地产价格一路飙升,北京上海广州等大城市尤其明显,引发了一系列问题,房价问题成为社会焦点。鉴于此,我国政府从2010年开始施行史上最严厉的房地产调控,并取得一定成效,但关于该调控的争议仍然很大。本文从这一问题出发,在参考国外学者房地产市场研究成果的基础上,建立数学模型,对我国房地产市场价格高涨的原因做了初步探讨,最终我们的结果肯定了政府调控方向的正确性。
In recent years, China’s real estate prices have soared all the way. Beijing, Shanghai, Guangzhou and other big cities are especially noticeable, triggering a series of problems, and housing prices have become the focus of society. In view of this, our government from 2010 to implement the history of the most severe real estate regulation and control, and achieved some success, but the control of the controversy is still great. Based on the research results of real estate market of foreign scholars, this paper establishes a mathematical model to make a preliminary study of the reasons for the high real estate market prices in our country. Finally, our results confirm the correctness of government regulation and control.
