据央行统计数据,2004年房地产开发资金超过55%来自银行贷款,其中第一大资金来源就是“定金和预收款”。而预售房重复抵押等引发的风险也导致银行坏账快速上。银行业认为,是自己的资金支撑了现在房地产的发展模式,并使风险积聚在银行。对于建设部门来说,国内房地产融资渠道本来就不通畅。预售房制度是一条主要的融资渠道,一旦取消,大多数房地产商将遭遇灭顶之灾。
