房地产是拉动我国经济持续增长的基础产业和支柱产业,目前我国房地产投资出现过热现象。房地产和金融业相互渗透,由于房地产主要融资渠道是银行,因此房地产的一大部分风险转嫁给了银行等金融机构,一旦房地产出现下滑趋势,银行长期以来积聚的风险便可能恶化。风险是客观存在的,我们应该做的不是彻底的拒绝风险而是要有效避免风险和降低风险发生的概率及提高抗风险的能力。对房地产领域现状问题进行思考并提出解决问题的思路方案是本文的目的所在。
Real estate is the basic industry and pillar industries that drive the continuous growth of our economy. At present, the real estate investment in our country has overheated. Real estate and financial industry are interpenetrated. Since the main financing channel for real estate is the bank, a large part of the real estate risk is passed on to banks and other financial institutions. Once the real estate declines, the risk of long-term bank accumulation may deteriorate. Risk is an objective reality. What we should do is not to completely reject the risk but to effectively avoid the risk and reduce the probability of the risk and improve the ability to resist risks. Reflections on the status quo in the real estate field and put forward ideas and solutions to solve the problem is the purpose of this article.
