现状嘉兴市从1985年中房公司成立开始,到1996年6月底止,市区已批复的房地产开发公司达59家,其中:综合性公司21家,项目公司31家,中外合资企业7家。这59家的资质分别为:属一级开发企业1家,二级开发企业1家,三级开发企业(含暂定)10家,四级(含暂定)9家,其余均为不定级企业。纵观前12年房地产开发情况,市本级房地产开发呈现如下特征:1.商品房开发以普通住宅为主,以微利房为主。1985年~1995年,在市区房地产开发建设中,住宅竣工面积148.2万平方米,其中普通住宅占90%以上。在普通商品住宅组价中,开发企业的利润率一般为5%,管理费为3%。
