本文以地产开发市场为中心，论述了地产开发与地产开发市场，以及地产开发市场的特点、功能、运作与调整。文章认为，目前我国一方面普遍地感到城市土地的紧张和短缺，另一方面又存在大量土地浪费的现象。重要原因之一是地产开发市场没能发展起来，未能充分发挥作用，并有效地调节供求关系。
In this paper, the real estate development market as the center, discusses the real estate development and real estate development market, as well as the real estate development market characteristics, functions, operations and adjustments. The article holds that at present our country on the one hand generally feels the tension and shortage of urban land, on the other hand, there is also a great deal of land wasted. One of the important reasons is that real estate development market failed to develop, did not fully play its role, and effectively regulate the relationship between supply and demand.
