为估计城市公共服务的价值,并评价城市公共政策,建立了一种空间计量经济学模型。该模型考虑了空间自相关与空间滞后因素,修正了传统特征价格模型(即Hedo-nic方法)中由于空间相关性造成的影响。利用北京的住宅市场微观交易数据,进行了数据检验,将估计结果与传统的Hedonic方法的结果进行了对比。结果表明:空间相关性显著存在于住宅市场中;不考虑空间作用的模型将会略微高估城市公共服务的价值;该估计结果比用传统的Hedonic方法的结果更可靠。
In order to estimate the value of urban public services and to evaluate urban public policies, a spatial econometric model was established. The model considers spatial autocorrelation and space lag factors and modifies the impact of spatial correlation in the traditional feature price model (ie, Hedo-nic method). Using Beijing’s micro market transaction data, the data was tested and the results were compared with those of the traditional Hedonic method. The results show that the spatial correlation exists in the housing market significantly; the model without spatial effect will slightly overestimate the value of urban public services; and the estimation result is more reliable than the result of the traditional Hedonic method.
