2004年是中国房地产的政策年,同时也是北京房地产市场上争议最多的一年,围绕“地产泡沫”争论不休,国外投资机构公布研究结果说“北京房产泡沫严重”,地产大腕根据自己的经验断言“房地产还要再好20年”,相关专家也出来说“北京房价符合价值规律”等等,一时间,房地产地产市场莫衷一是。但是,在北京房地产市场“泡沫之争”中,有两个重要力量是缺位的,一个是政府,控制着房地产最上游的资源——土地;另一个就是房地产市场的需求方——购房者。
2004 is the policy year of real estate in China and also the most controversial year in the real estate market in Beijing. Around the “real estate bubble” debate, foreign investment institutions released the research results saying that “the real estate bubble in Beijing is serious” and the big names of real estate assert their experience “Real estate is even better for 20 years,” experts also say “Beijing prices in line with the law of value,” and so on, for a time, the real estate market incompatible. However, in Beijing’s real estate market, the “bubble dispute” has two major forces that are absent. One is the government that controls the most upstream resource of real estate - land. The other is the demand side of the real estate market - homebuyers .
