工业用地在城市化新增建设用地中扮演了重要角色,但由于历史原因,西安工业用地存在布局混乱、产出效益低等问题,随着土地价格市场化,工业用地供需矛盾日益突出。本文利用西安市土地利用现状资料、实地调研资料和统计资料,运用地理信息系统的缓冲区分析和计量统计分析方法,对西安市工业用地的时空演变特征进行圈层分析、扇区分析和环交通线分析。结果显示:西安市工业空间圈层和扇区特征明显,工业用地呈郊区化趋势,在其演进过程中“集聚”与“扩散”同在,前期以“扩散”为主,后期以“集聚”为主导,同时表现出对铁路依赖的减少和对城市快速路的青睐。最后,从加快工业集聚和促进工业郊区化的角度提出了优化西安工业用地布局的策略。
Industrial land plays an important role in urbanization and new construction land. However, due to historical reasons, Xi’an industrial land has problems of layout disarray and low output efficiency. With the marketization of land prices, the contradiction between supply and demand of industrial land has become increasingly prominent. In this paper, the present situation of Xi’an land use and land use data, field research data and statistical data, the use of geographic information system buffer analysis and measurement statistical analysis methods, spatial and temporal evolution of Xi’an industrial land characteristics of the spheric analysis, sector analysis and Central Traffic Line analysis. The results show that the characteristics of Xi’an urban industrial circle and sector are obvious, and the industrial land is in the suburban trend. During its evolution, “agglomeration ” and “proliferation ” are in the same place. , Later “” gather "as the leading, at the same time show the dependence on the railway to reduce and the city expressway of all ages. Finally, from the perspective of accelerating industrial agglomeration and promoting industrial suburbanization, this paper proposes a strategy of optimizing the layout of Xi’an industrial land.
