过去几十年,英国房价持续快速上涨,这是由住宅局部供应不足引起的,而住宅局部供应不足是因为土地供应不足和住宅密度太低所致。这几年,英国已针对住宅市场的这一问题制定了一套系统的政策和措施。包括区域市场住宅规划、土地循环使用制度、住宅高密度政策、生态城镇计划、绿带制度、商品房和廉租房混合制度等等。这些政策和措施不仅对英国房价的稳定起到了积极作用,对我国遏制房价快速上涨也有一定的借鉴意义。
Over the past few decades, housing prices in the United Kingdom have continued to rise rapidly, resulting from a shortage of local housing supply, which is partly due to insufficient land supply and too low residential density. In recent years, Britain has formulated a set of systematic policies and measures on this issue in the residential market. Including regional market residential planning, land recycling system, residential high-density policy, eco-town planning, green belt system, commercial housing and low-rent housing mixed system and so on. These policies and measures not only played a positive role in the stability of housing prices in the United Kingdom, but also made some reference to our country to curb the rapid rise of housing prices.
