本文分析了2012年我国不同城市房价变动走势:一线城市房价持续上升并且涨幅先降后升;二、三线城市持续快速上升和下降现象并存。造成城市房价变动分化的原因主要有:不同城市的居民收入、城市集聚力、房价基点、调控政策影响等方面存在差异。最后,本文提出政府应当针对不同类型城市实现分类指导、实行差别化的调控措施。
This article analyzes the trend of house price changes in different cities in China in 2012: the price of first-tier cities continued to rise and the first increase and then decrease; the second and third-tier cities continued rapid rise and fall coexist. The main reasons for the differentiation of urban housing price changes are: residents’ income, urban agglomeration, housing price base in different cities, influence of regulatory policies and so on. Finally, this paper proposes that the government should guide different types of cities to implement classification and implement differentiated control measures.
