以2005-2010年我国30个省区房地产业的面板数据为基础进行经营效率分析,并对导致各省区处于不同规模报酬阶段的原因进行深度探讨。分析结果显示我国房地产业的经营效率总体不高,不同省份之间的差距较为明显,大部分省份房地产业的经营规模较不合理。应从合理规划房地产业发展规模及速度、切实提高从业人员的业务能力、理性论证房地产业固定资产投资等方面走出一条效率优化路径。
Based on the panel data of real estate in 30 provinces and autonomous regions in China from 2005 to 2010, this paper analyzes the operating efficiency and deeply discusses the reasons that lead to different stages of remuneration. The analysis shows that the operating efficiency of real estate in our country is not high in general, and the gap between different provinces is obvious. The operating scale of real estate in most provinces is not reasonable. Should be from a reasonable planning of the scale and speed of real estate development, and effectively improve the operational capacity of practitioners, rational proof of real estate investment in fixed assets out of an efficiency optimization path.
