房产是依附于土地上的各种建筑物、构筑物,与地产一同构成不动产的主要部分。房产登记又称房产权属登记,是指法定行政机根据相对人的申请,就其对房产的权利享有状态进行审核并对该种实记载于房产登记薄册的行为。由于历史原因及理论研究状况的影响,我国的房产登记制度及其研究均有待加强。本文紧密结合实际,根据笔者在房产登记工作中遇到的问题,对房产登记制度作了初步的研究。
Real estate is dependent on the land of various buildings, structures, and real estate together constitute the main part of real estate. Real estate registration, also known as real estate ownership registration, refers to the legal administrative machine based on the relatives of the application, on the status of their rights to review the real estate and the kind of real record in the real estate register book behavior. Due to the historical reasons and the impact of theoretical research, China’s real estate registration system and its research needs to be strengthened. According to the problems encountered by the author in the real estate registration work, this article makes a preliminary study of the real estate registration system.
