近年来,我国大多数房地产企业有融资渠道单一、融资成本高、融资风险大等问题。新的融资模式对于房地产企业来说势必可以缓解当前的融资形势。2015年李克强总理在国务院常务会议中强调:以众筹促融资,发展实物、股权众筹和网络借贷,有效拓宽融资新渠道。在双重背景下,众筹融资出现并成为房地产行业的新兴的融资模式。本文以通过众筹这一新兴策略来完成房地产行业的轻资产运营,从而实现多方共赢的目的为出发点,主要探讨我国房地产众筹的发展模式,总结出四种模式并对其分析评价。
In recent years, most real estate enterprises in our country have such problems as single financing channel, high financing cost and large financing risk. The new financing model for the real estate business is bound to ease the current financing situation. In 2015, Premier Li Keqiang emphasized in his executive meeting of the State Council: To raise funds through crowdfunding, develop physical assets, crowdfunding of shares and online loans, and effectively expand new channels of financing. In a dual context, crowdfunding financing has emerged and emerged as an emerging financing model for the real estate industry. In this paper, through the emerging strategy of crowdfunding, we completed the operation of asset-light assets in the real estate industry so as to achieve the goal of multi-win-win cooperation. We mainly discussed the development mode of China’s real estate crowdfunding, summarized four modes and analyzed and evaluated them.
