在个人再交易住房贷款办理流程中,房地产经纪和房地产价格评估两类房地产中介扮演着不可或缺的角色。在个人再交易住房贷款办理过程中,房地产中介机构全程参与了从提供房源、买卖双方交易、房屋评估、办理房屋过户和抵押登记等各项流程。可以说,房地产中介机构充当了银行前端营销、核实双方交易真实性和了解借款人还款能力的初审职责,重要性不言面喻。商业银行应实现对房地产中介机构的主动管理,明确房地产中介机构及其工作人员的具体责任,搭建银行与中介机构双向信息交流的平台,同时还应加强银行自身风险防控的管理。
Real estate brokers and real estate price assessment in two types of real estate agents play an indispensable role in the process of individual transactions of housing loans. In the personal transaction of housing loans for the redemption process, real estate agencies throughout the full participation from the provision of housing, buyers and sellers transactions, housing assessment, handling the transfer of housing and mortgage registration and other processes. It can be said that real estate agencies act as front-end bank marketing, verify the authenticity of both transactions and understanding of the borrower’s ability to repay the first instance, the importance of self-evident. Commercial banks should take the initiative to manage real estate agencies, clarify the specific responsibilities of real estate agencies and their staff, and set up a platform for bidirectional information exchange between banks and intermediaries. At the same time, it should also strengthen the management of banks’ own risk prevention and control.
