2011年初,国家住房和城乡建设部将今年全国保障房建设目标大幅提高到1000万套。在这个巨大惠民举措的背后暗藏着很多商机。据中国城乡建设经济研究所所长陈淮表示,1000万套保障性住房建设将会带动大大小小54个行业的发展,商机规模超过十万亿。另外1000万套保障房的总面积约是2010年商品房销售总面积的50%,虽然商品房市场被限制,但商品房建设数量下降幅度不大,约20%—30%,所以2011年,由于保障房市场的扩容,房产市场中工程数量和业务量不仅没有减少,反而增多了。那么对于中小投资者而言,是否有掘金的可能性呢?哪些领域适合他们呢?
In early 2011, the State Ministry of Housing and Urban-Rural Development will raise the national protection of housing construction target substantially to 10 million units this year. There are many business opportunities hidden behind this huge Huimin move. According to Chen Huai, director of the Institute of Urban and Rural Construction and Economic Research in China, the construction of 10 million affordable housing will boost the development of 54 industries, large and small, with a business scale exceeding 10 trillion yuan. In addition, the total area of 10 million sets of affordable housing is about 50% of the total sales of commercial buildings in 2010. Though the market for commercial housing is limited, the amount of commercial housing construction has not dropped by about 20-30%. Therefore, in 2011, Market expansion, the number of projects and the volume of the real estate market not only did not reduce, but increased.
