近年来不少外企特别是韩国企业进入了正在高速发展的中国房地产市场,但中国房地产项目带来高收益的同时还伴随着高风险,一些外企正面临着一些困境。以东北三省的中韩合作开发房地产项目为研究对象,对项目进行风险识别,建立这类项目的风险清单,综合运用定性和定量分析方法,对各风险的重要性和敏感性进行详细的分析和评估,并对重要的风险提出针对性的应对措施,所得结论不仅能提高参与中国房地产项目开发的韩国企业的风险管理水平,也对其他参与类似项目的外企和国内企业以及政府有借鉴作用。
In recent years, many foreign enterprises, especially South Korean enterprises, have entered the rapidly developing Chinese real estate market. However, the real estate projects in China bring high returns along with high risks, and some foreign enterprises are facing some difficulties. Taking the cooperation between China and the ROK in the three northeastern provinces as the research object, this paper identifies the risks of the projects and establishes a risk list of such projects. The qualitative and quantitative analysis method is used comprehensively to analyze the importance and sensitivity of each risk. Assessment and risk management measures. The findings of the study not only improve the risk management of Korean companies involved in the development of real estate projects in China, but also benefit other foreign and domestic enterprises and governments involved in similar projects.
