房地产业属于高度资金密集型产业,拥有广泛的资金来源对产业发展至关重要。一直以来,房地产资金主要来源于银行贷款。然而,我国政府近年来出台了一系列紧缩房地产银行贷款的相关政策,加大了对房地产业的宏观调控。国家收缩银根,使得严重依赖于银行体系的房地产业的融资难度加大,加上中国房地产金融体系尚未完善,融资渠道狭窄导致企业资金链紧张,在一定程度上限制了我国房地产业的发展。本文分析了当前我国房地产业的融资渠道及其结构,并提出了现阶段房地产融资中存在的问题,在借鉴美国房地产融资经验的基础上探讨了拓展房地产业融资渠道的对策。
Real estate is a highly capital-intensive industry and having a wide range of sources of funding is crucial to industrial development. All along, real estate funds come mainly from bank loans. However, in recent years, our government has promulgated a series of policies to tighten the loan of real estate banks, and has increased the macro-control over the real estate industry. The shrinking monetary policy of the country has made it more and more difficult for the real estate industry that depends heavily on the banking system to increase its financing. Coupled with the fact that China’s real estate financial system is not yet complete, the tight financing channels have led to the tight capital chain of the enterprises, which to a certain extent restricted the development of China’s real estate industry. This paper analyzes the current financing channels and the structure of real estate industry in our country and puts forward some problems in the current real estate financing. Based on the experience of real estate financing in the United States, this paper discusses the countermeasures to expand the real estate financing channels.
