我国现行的住宅空置率的计算方法存在着公式本身的理论漏洞、缺乏实际内涵以及各城市数据之间没有比较性等问题。因此本文在现行的计算方法的基础上,从理论上对住宅空置率进行修正,然后运用匹配度模型对修正前后的计算方法进行匹配度检验,从而确定符合我国实际国情并却能够对现有住宅市场进行信息反馈的空置率的计算方法。
The existing method of calculating the vacancy rate of residential houses in our country includes the theoretical loopholes in the formula itself, the lack of practical connotation and the lack of comparability among cities.
