近十年来,我国商品房价格持续快速上涨,国家多次出台政策、法规进行调控但效果并不明显,本文从当前我国房地产市场现状出发,指出我国政策、法律调控失灵的原因在于制定时没有充分考虑经济规律的因素而使得落实阻力较大,并从商品房市场的替代市场——住房租赁市场出发,提出法律与经济相互配合发展住房租赁市场这一方法,以缓和当前高房价与高住房需求之间的矛盾。
