建筑质量治理是建筑业的一项新的技术分支,它包括维修技术、加固技术、改造技术。1.维修技术。维修是一项经常性的工作,是需要定期进行的工作。维修不及时或维修不当,建筑物的可靠性会迅速降低,使用寿命大幅度缩短。据国外资料介绍,房屋在使用期中维修费用约为其建造费用的一倍左右。我国对维修重视不够,致使房屋失修现象日益严重。维修包括:经济性维护管理;结构表面裂缝处理;使用状况检查与管理;局部破坏的修理、补强、防腐等;清除不允许的超载.以及更换老化的电器、电线等。
Construction quality control is a new technology branch of the construction industry. It includes maintenance technology, reinforcement technology, and transformation technology. 1. Maintenance technology. Maintenance is a regular job and it requires regular work. Without timely maintenance or improper maintenance, the reliability of the building will be rapidly reduced and the service life will be greatly shortened. According to foreign materials, the maintenance cost of a house during its use period is about twice its construction cost. China’s attention to maintenance is not enough, resulting in increasingly serious house disrepair. Maintenance includes: economical maintenance and management; surface crack treatment of structures; inspection and management of usage conditions; repair, reinforcement and anti-corrosion of local damages; removal of impermissible overloads; and replacement of aged electrical appliances and wires.
