小学就近入学的政策以及家长对孩子教育的重视导致重点小学周围住房需求的高涨,开发商和中介商借机着力宣传能够入读重点小学这一点,造成了重点小学周围住房价格明显偏高。在分析影响住房价格的基础上,文章首先给出了研究房价的一般回归模型,并得出研究小学教学质量对房价影响的回归模型。我们基于北京市海淀区43所小学及其周围学区房价格的数据,统计回归结果表明,在其它条件相同的情况下,一流重点小学周围的房价比二流重点小学高出6000多元/平方米,并在1%的显著性水平下是非常显著的;此外小学所处位置对房价也有显著的影响。
