当前,在我国经济结构转型升级之际,房地产市场也面临着进一步的调整和改革,其中,空置率等市场预警指标体系的建立势在必行。国内关于住宅空置相关理论的研究起步较晚,尤其是我国大陆地区,主要侧重于增量商品住宅市场空置理论的研究;国外住宅空置的研究十分系统,研究对象包括了住宅增量和存量市场,且已有成熟的理论和计算模型。本文较为全面地介绍国内外有关住宅空置理论的发展,并分别对其研究现状进行总结与评述,希望能为我国房地产空置率指标体系的建立提供理论指导和借鉴。

The domestic research on the related theory of residential vacancy started later, especially in mainland China, which mainly focused on the research of vacancy theory of incremental commercial housing market. The research on the vacancy of foreign residential property was very systematic. The research object included residential increment and stock market, And there are mature theoretical and computational models. This paper introduces the development of the theory of residential vacancy at home and abroad comprehensively and summarizes the research status of the research respectively. I hope it can provide theoretical guidance and reference for the establishment of our country’s real estate vacancy rate index system.
