房地产业是我国支柱性产业,作为一个资金密集型和劳动密集型的产业,融资问题是房地产业的首要问题。从2013年开始,由于各大商业银行对房地产开发贷款的收紧,房地产开发企业面临这严峻的融资困难。然而,房地产信托作为一个新渠道为房地产企业带来了有力支持。本文首先对国内房地产信托的发展现状做了总结,之后对美国的房地产信托产品进行了介绍并且与国内进行了对比,总结出国内可借鉴的经验,最后,指出房地产信托投资基金(REITs)是我国房地产信托的发展方向。
The real estate industry is a pillar industry in our country. As a capital-intensive and labor-intensive industry, financing is the most important issue in the real estate industry. Starting from 2013, real estate development enterprises are facing severe financing difficulties due to the tightening of loans to real estate development by major commercial banks. However, real estate trust as a new channel for the real estate business has brought strong support. This article first summarizes the development status of the domestic real estate trust, then introduces the real estate trust products in the United States and compared with the domestic, summarizes the domestic experience can be learned, and finally, points out that the real estate trust investment funds (REITs) is our country Real Estate Trust development.
