总结职业院校物业管理现状与弊端:置业加速两设增多,管理滞后尚在摸索;购建质量仍有低劣,物产责任多不明确;损坏、破坏司空见惯,教育处罚无可奈何;多体并存各行其事,置管用修难以协作。学生损坏物业心理有质差损坏型、粗心损坏型、陋习损坏型、调皮损坏型、故意损坏型、有意偷盗型6种。对学生破坏心理进行调查,提出4项物业管理改革思考:变革体制,改善经营,实现多赢;资源整合,优化配置,降低损耗;加强管理,协作服务,提高功效;以俭办业,以章治业,以优兴业。
