自3月17日起,商业银行自营性个人住房贷款再次提高至少20个基点:同日,公积金贷款利率亦上升18个基点。笔者认为,此次利率调整,意味着住宅市场进入调整期,而以此相对应,商业地产投资市场将渐入佳境。自去年10月29日,央行九年来第一次加息开始,预期连续加息的阴影已开始笼罩在房地产市场业内人士的心头。但大众市场显然无此敏感:上海市房价平均突破1万元,令人咋舌;两会期间,众多代表就房价上涨过快提出了疑问。两会甫一结束,房贷利率随即提高,看似偶然,其实必然。这次房贷的提高,无疑是为了遏制部分地区的炒楼现象,保证金融健康。但是一竿子不免打翻一船人,焦点房地产网进行的网上调查中,网友普遍反应,这次调高房贷利率,会使更多的低收入者不敢购房。
