尽管美国次贷危机引发的全球金融危机的影响尚未消除,但美国政策性住宅金融机构的发展经验仍有许多值得我们借鉴的地方。借鉴其经验,对建立中国政策性住房金融体系建议如下:充分发挥政府的重要引导作用,研究并建立支持保障房建设的政策性金融机构;大力发展二级市场,推进住房抵押贷款证券化工作;合理运用政府信用,构建政府信用担保与市场保险相结合的全国性住房贷款风险担保与化解机制;加强信用资格审查,完善信用体系建设;推进住房公积金制度改革,大力发展公共租赁住房。
Although the impact of the global financial crisis triggered by the subprime mortgage crisis in the United States has not yet been eliminated, there are still many lessons we can draw from the experience of the U.S. policy-oriented residential financial institutions.
