近几年,部分地区住房价格上涨过快,并有逐渐向全国其他地区扩散的趋势,影响了经济和社会的稳定发展。本文从近年房价变动的特点入手,通过对房地产开发成本及供求关系变化与房价变动之间关系的分析,认为投资性购房比例高和投机炒房现象较多是房价过快上涨不可忽视的要因。在此基础上,进一步分析了投机炒房现象较多的宏观经济背景,及对经济可持续发展的影响,并提出了政策建议。
In recent years, housing prices in some areas have risen too fast and have been gradually spreading to other parts of the country, affecting the steady economic and social development. This article starts with the characteristics of house price changes in recent years. Through the analysis of the relationship between real estate development costs and supply and demand changes and changes in house prices, it is considered that the high proportion of investment houses and the speculative real estate phenomenon are the most important factors that can not be ignored. On this basis, we further analyze the macroeconomic background of the speculative speculation and its impact on the sustainable development of economy, and put forward policy suggestions.
