在新的市场政策下,房地产开发企业很难再通过土地储备而“坐享”土地增值收益,企业投资收益越来越依赖于房产开发。项目成本越来越高,利润越来越低,将是市场主要特征之一。这意味着:要想持续、快速、稳健发展,房地产开发企业必须追求规模效益。根据兰德企管研究室2006年10月的市场调查结果显示:在随机选取的300家各类典型房地产开发企业中,有84%的企业同时进行多项目开发,有15%的企业同时开发的项目数量在5个(含)以上;其中,73家房地产上市企业全部进行多项目开发,一、二级资质企业中有90%进行多项目开发。可以说,实施多项目开发并最大可能地提高项目附加值和利润率,已成勾开发企业的必然选择。
