个人住房贷款因其市场潜力大、社会效益明显、盈利性良好而成为各大商业银行广泛重视的个人消费信贷产品,具有广阔的发展前景。然而,随着贷款回收期限的延伸、贷款规模的扩大,再加上外部政策、房地产市场、借款人等诸多不确定因素,个人住房贷款业务中的风险也开始显现并威胁到银行的贷款安全。本文主要就当前个人住房贷款的风险表现形式,对商业银行如何进行个人住房贷款风险防范进行了初略探讨。
Due to its huge market potential, obvious social benefits and good profitability, personal housing loans have become the personal consumer credit products widely regarded by major commercial banks and have broad prospects for development. However, with the extension of the loan recovery period, the expansion of the loan scale, and the many uncertainties such as the external policies, the real estate market and the borrowers, the risks in the personal housing loan business also start to appear and threaten the bank loan safety. This paper mainly on the current form of risk of individual housing loans, commercial banks how to carry out personal housing loan risk prevention were discussed.
