基准单方造价比较法的最大特点是在确定房屋“最基本标准条件下”的单方建筑造价的前提下进行被估建筑单方造价的对比计算。不同的限定条件对应于不同的单方造价。基准单方造价的确定方法包括竣工结算调整法、概预算法和市场调查法。在应用中,可以用差异系数调整单方造价,也可以采用单方造价增加值来实现。
