住房制度改革产生的住宅高层化、产权多元化、物业管理的复杂化使人们改变了旧的住房观念,区分建筑物共用部分成为人们发生纠纷的焦点。本文着重从建筑物区分所有权的共用部分持分权出发,结合《物业管理条例》的相关规定,论述了区分所有建筑物共用部分的构成、性质,以及对此的物业管理等问题。
Housing reform caused by the high housing, diversification of property rights, complex property management so that people have changed the concept of the old housing, the common part of the building has become the focus of disputes. This article focuses on the separation of ownership from the common part of building ownership, combined with the relevant provisions of the “Property Management Regulations”, discusses the composition of the common part of all buildings, the nature of the property management and other issues.
