地价与房价并不是紧密耦合、呈现简单的线性关联。对1998年～2006年的房价、地价指数进行模型线性检验,发现房价与地价的线性关系不显著。从宏观和微观角度来看,地价与房价受到其他不可忽略的因素的影响,两者之间不存在互相决定的关系。
Land prices and housing prices are not closely coupled, showing a simple linear relationship. The linear regression analysis of the house price and land price index from 1998 to 2006 shows that the linear relationship between house price and land price is not significant. From macro and micro perspectives, land prices and housing prices are subject to other factors that can not be ignored, and there is no mutual relationship between the two.
