当前我国新建商品住房计价方式选择方面争议较大。本文在总结我国商品房计价方式现状的基础上,通过对三种计价方式的科学性、可操作性及可接受性等进行利弊分析,建议新建商品住房销售以套内建筑面积计价方式为主、其他计价方式为辅,并提出了在市场执行力度、公摊面积缩水、房地产管理体系调整方面的措施。
