运用空间动态面板模型(SDPM),从时滞效应、空间地理特征及社会经济特征方面考察了2000-2011年我国西部地区9大省市房地产价格区域互动关系。研究表明:空间地理邻接特征是目前西部地区房价空间滞后效应发生的主要原因,社会经济特征对其有显著的强化作用;社会经济特征中,房地产地区间投资、投机空间大小比各地区人均可支配收入的影响显著。
Using the spatial dynamic panel model (SDPM), this paper examines the interaction of real estate prices in 9 major provinces and cities in western China from 2000 to 2011 from the perspective of lag effect, spatial and geographical features and socio-economic characteristics. The results show that spatial and geographical adjacency is the main reason for the lag effect of housing price in western China and its social and economic characteristics have a significant strengthening effect. Among the socio-economic characteristics, the investment and speculative space between real estate areas are larger than the average per capita disposable space The impact of income is significant.
