目前,我国正处于经济增速放缓后的新常态时期,房地产市场也受到了影响,房地产投资增速持续下滑,三四线城市房地产库存压力大。由于房地产在中国经济增长中扮演了重要角色,所以三四线城市去库存对保持经济增长有很大影响。本文首先对2015年绵阳市房地产市场情况作了总结,通过问卷调查并对绵阳市涪城区房地产数据简要分析,运用Stata数据分析软件对影响消费者购房需求因素回归分析,最后提出了解决绵阳市涪城区去库存问题的建议。
At present, our country is in a new normal period after the economic slowdown. The real estate market has also been affected. The real estate investment growth rate continues to decline. The real estate stock pressure in the third and fourth tier cities is still high. As real estate plays an important role in China’s economic growth, going to inventory in tier-3 and tier-4 cities has a great impact on maintaining economic growth. This paper first summarizes the real estate market in Mianyang City in 2015. By means of questionnaire survey and a brief analysis of the real estate data in Fucheng District of Mianyang City, Stata data analysis software is used to analyze the factors that affect the demand of consumers. At last, Urban areas to the inventory of the proposal.
