7月,本刊综合仲量联行、第一太平戴维斯、戴德梁行及高力国际等国际知名房地产服务机构数据获悉,广州第二季商用地产市场,总体保持平稳状态下,隐藏多重变数。零售物业面临严峻市场形势,租金承受下跌压力,空置率也有所攀升;甲级写字楼需求活跃、空置率有所下降,但下半年亦有多栋甲级写字楼物业陆续交付,预料未来整体租金水平不容乐观;物流园方面并无新竣工项目,但在电商新政影响下,保税仓库空置率仍维持10%的较高水平。
