随着住房消费占居民消费比重的不断上升,社会各界对住宅价格上涨也越来越关注。本文根据成都市近十年住宅销售价格的数据分析了成都市住宅价格的现状,并与武汉、重庆进行对比分析,得出成都住宅价格上涨过快的结论,然后从供给和需求两个方面分析了引起住宅价格上涨的因素,并从市场调节和政府调控两个方面提出了相关政策建议。
With the continuous increase of housing consumption in the proportion of residents’ consumption, people from all walks of life are paying more and more attention to the rise of housing prices. Based on the data of residential sales in Chengdu in recent ten years, this paper analyzes the current situation of residential prices in Chengdu, compares it with that of Wuhan and Chongqing, draws the conclusion that the price of residential buildings in Chengdu is rising too fast, and then analyzes the supply and demand from two aspects The factors that caused the rise of residential prices were put forward. Relevant policy recommendations were put forward from two aspects: market regulation and government control.
