利用指标指示法,从房价上升幅度与GDP增幅之比、房价收入比、房地产投资增幅与GDP增幅之比、商品房空置率、房地产投资资金来源等指标入手,对大连市房地产市场泡沫存在与否及其程度进行了实证研究。结果表明:从2000年到2007年,大连市房地产市场出现了投资过热、商品房空置积压等现象,存在一定的泡沫威胁,并由此提出了相应的对策和建议。
Using the indicator method, this article starts from the index of the rate of increase of house price and the increase of GDP, the ratio of house price income, the ratio of increase of real estate investment and GDP, the vacancy rate of real estate and the source of real estate investment capital. The extent of an empirical study. The results show that from 2000 to 2007, the real estate market in Dalian appeared over-heated, the backlog of vacant commercial housing and other phenomena, there is a certain bubble threat, and thus put forward corresponding countermeasures and suggestions.
