首先给出了居民消费模式函数,指出了居民的消费模式符合“生命周期假说”和应用抵押贷款购房的必要性;然后建立了抵押贷款还贷效用函数,并求出抵押贷款还贷效用最大化的条件.在此基础上提出居民在应用抵押贷款购房时采取不同还贷方式所能购住房的房价,或在房价一定的情况下抵押贷款的还贷期限的测定方法;分析了影响居民购买住房的房价或还贷期限的因素,并在一定假设下计算了等额、等比递增和等比递减还贷方式下可购住房的价格.
