基于2006-2010年全国月度面板数据,采用空间计量经济模型研究物价水平、利率、汇率、银行信贷对房地产价格的影响。实证研究结果表明:物价水平和汇率的变动对房地产价格的影响较大,物价水平的上升和汇率的下降都会引起房地产价格的上升;银行信贷数额的上升对房地产价格的上涨有促进作用,但作用效果较小;利率提高,房价反而上升。
Based on the monthly national panel data from 2006 to 2010, this paper uses the spatial econometric model to study the influence of price level, interest rate, exchange rate and bank credit on real estate prices. The empirical results show that: the price level and exchange rate changes have a greater impact on real estate prices, rising prices and declining exchange rates will cause the real estate prices to rise; the rise of bank credit may have a positive effect on the real estate prices, but the role Less effective; interest rates increase, but prices rise.
