本文选取2007年中国31个省(直辖市、自治区)房地产行业的经营情况为样本,首次采用超效率DEA模型对各省市房地产业的技术效率进行了测算,得到了各省市的技术效率、纯技术效率和规模效率。在此基础上,还分析了我国各省市的投入冗余率和产出不足率。得到以下结论:我国房地产业普遍效率仍然不高,且技术效率与其经济发展水平显著相关;大多数省市房地产业处于规模报酬不变阶段,已达到最优规模;资产收益率不足率还很高,资产盈利能力还有很大提升空间的结论。
In this paper, the real estate industry in 31 provinces (municipalities and autonomous regions) in China was selected as a sample for the first time. By using the super efficient DEA model for the first time, the technical efficiency of real estate in all provinces and municipalities was measured. On this basis, we also analyzed the input redundancy rate and output shortage rate of all provinces and cities in our country.
