传统经济理论中,由土地区位的不可移动性引申出房地产市场是区域性市场的理论存在着逻辑上的偏差。事实上,决定某一房地产市场是否为区域性市场的判断标准在于房地产市场中的供求力量是否局限于区域之内。从这个意义上讲,房地产市场本质上并非是一个区域性市场,并且这一现象在全球化背景下表现得尤其明显。正确地认识这一假定条件对于我们思考当今中国房地产市场中的许多问题有着重要的现实衍生意义。
In the traditional economic theory, there is a logical deviation in the theory that the real estate market is a regional market due to the immigration of land location. In fact, the criterion for determining whether a certain real estate market is a regional market lies in whether the supply and demand forces in the real estate market are limited to the region. In this sense, the real estate market is not essentially a regional market, and this phenomenon is particularly evident in the context of globalization. Correct understanding of this assumption has important realistic derivative meaning for thinking about many problems in the real estate market in China today.
