选取影响住宅需求的关键因素,运用多元回归分析方法,建立数学模型,对20072010年湛江市城镇住宅需求量进行预测。预测结果表明,湛江市城镇住宅需求量在未来几年呈逐年增长的趋势,年平均增长速度保持在7.28万m2/年左右。最后还提出了湛江市未来住宅市场发展的建议。
