为了研究交易成本对住房消费的阻碍效应,基于信息经济学原理,该文建立了包含交易成本的跨期住房消费模型,采用仿真模拟方法探讨住房价格和家庭收入等对住房消费决策的影响。研究结果表明:住房价格的变化幅度越大则阻碍效应越大;家庭收入变化不会产生交易成本对住房消费的阻碍效应;交易成本过高时,只有住房需求的显著变化才会促使家庭调整住房消费。建议保持房价的稳定,减少居民家庭对房价变动的预期,以便降低交易成本的阻碍效应、提高住房市场的资源配置效率。
In order to study the obstruction effect of transaction cost on housing consumption, based on the principle of information economics, a model of intertemporal housing consumption with transaction costs was set up. The impact of housing price and family income on housing consumption decision was discussed by simulation method. The results show that the bigger the change of housing price is, the greater the obstruction effect will be. The change of household income will not cause the obstruction effect of transaction cost on housing consumption. When the transaction cost is too high, only the significant change of housing demand will induce the family to adjust the housing consumption. It is recommended to maintain the stability of house prices and reduce the expectation of residents’ families on house price changes so as to reduce the obstruction effect of transaction costs and improve the resource allocation efficiency in the housing market.
